I recommend you checking Ohio. 

Check with your lender what your new payment would be on the existing and what that would allow you to afford on your next purchase.You can still do an owner-occupied loan up to 4 units but if you're using your FHA/VA loan you'll have to go conventional 5-10% down.

When screening potential tenants, be sure to check for credit history, rental history, and ask for references from previous landlords or roommates.

I am trying to check the electric option.

If you install one, just check your sink every month when you pick up the check to make sure no leaking underneath.

@Joel Hunt You MIGHT want to check on that 1099 form --- there are a bunch of 1099 variants and I don't know them all.I guess it sounds like you are concerned that it looks like you made the principal and interest. 

But checking other markets, TN, NC etc… we don’t have the connections.
