Sitting at the most amazing coffee shop ever and I've been staring out the window for an hour at the building in front of it with the most beautiful windows ever.

It's absolutely beautiful and the market is growing quickly.  

He's also going to have the 2nd floor converted back into an apartment, making it into a legal 1 family w/accessory apartment. 

The outcome was a beautiful single family rental that is paying for itself, while growing our equity!
