Do I run them down or get them "emotionally invested" by frequently seeing the place, meeting with architects, etc, prior to submitting an offer?

We frequent the zoo and other outdoor activities during the spring and summer and hope to brave our first camping trip this summer with our 3 young kiddos.

We've had this kind of problem before, and honestly, it seems to just gradually get worse and worse until we can get the tenant out.You can schedule frequent inspections to get inside the house and check the condition and count beds and toothbrushes.You can give your business card to all the neighbors and see if any of them are willing to have a camera to record the house set up temporarily.You can hang back and wait for it to play out.You can stop by the police department and see what they are willing to share and if they have a program where you can copies of all calls to the property.You can send a cease and desist letter stating that if you get any proof of criminal activity or extra occupants there will be no leniency.  

Oh, and if we do this deal we plan to provide financial updates frequently as the deal progresses for vicarious experience for everyone here.

Not that there’s anything wrong with El Paso just anecdotally, based off my neighborhood, I see a lot of frequent rental property turn over and a lot of for rent signs out for an extended period of time. 

I used Wells Fargo in the past but underwriting rules change frequently.

They (Dept of Rev) update the site pretty frequently.  

I'd like to get closing prices for sales and actual rental amounts for properties offered for rent.My broker has this information through MLS, but I do not want to depend on him for this information.Property shark doesn't update the state of Delaware frequently.
