Smaller items I'll generally let the tenant coordinate a time that works for them.

I dont know of any programs for that, but all you need is the cloud or drop box and create file folders with photos and perhaps excel files listing each line item you used.

Maybe a fence fix and some other minor items- so I assumed 3k in repairs.

Get at least three written and itemized/detailed quotes from three different contractors.

I spoke with one of the tenants on the phone about those items- both tenants have now submitted their background checks after a phone conversation and are aware that I am requiring a $650 security deposit.Tenant 1 will be moving out Nov 24.
