Re-read #1 - consider a cash out refinance on that primary then use that cash to buy more real estate.

Your plan demonstrates careful consideration, particularly in regard to your primary residence and investment properties.

I recommend reading "Buy, Rehab, Rent, Refinance, Repeat" by David Greene. 

I read forums here and saw Cleveland/Columbus Ohio is good but they are older posts.

There are procedures for each of them.Also, make you read up on all of the requirements as there a limitations on screening fees, rent to income ratio, when and how you disclose your screening criteria, etc.

I understand there is a lot of material and resources out there to read.
