Etc.3) If the pre-screening goes well, I’ll invite all interested parties to an open house to come tour the property and ask questions.4) Have all remaining interested and qualified parties fill out the rental application on Cozy.5) Review applications in the order they were received and do my due diligence as in calling and verifying employment, calling previous landlords, seeing if I can find them on social media, etc.6) If application and due diligence checks out, I’ll send over the invitation via Cozy for the tenant to pay for their own credit and background check and send that over to me.

So CoC = 6%If I do 70% LTV ($700K financed) at 3.5%, my ann debt = $37,720/year.My CFBT = $60K - $37,720 = $22,280/year.My CoC with this debt = 7.46% = $22,280/$300K = CFBT/DownSince it's pretty basic as a decision metric, if you do a XLS, put some numbers in and do at least ONE calc by hand to verify

It is quite difficult to assess what you should do without knowing your goals, so I'd recommend getting as overarching about that as possible, and then getting granular.It seems like you might have a favorable tax-basis situation with the NYC home (obviously verify all of this with the right competent professionals . . . i.e. not me).

That keeps out the parties as best we can.. just know that some here dont agree with it (and check that it's ok in your city)- verify STRs are legal where you are and get the necessary permits and licenses- read a lot here on tips and tricks.
