Our PM usually has someone moving in within days of the prior tenant moving out, unless there are unexpected time-consuming repairs that are necessitated by the tenant's damage.  

I'd hate to get caught on the wrong end of an unexpected five-figure bill if I can help it.

What's important is to expect the unexpected. 

Laminate is a excellent floor as well but is a little sensitive to water like a fog accidents in the same area and walking in with snow covered shoes.

If you are worried about a mean old house tripping someone and getting you sued as the owner, i can only assume you have an llc for your car since they are far more likely to be involved in an accident where you might get sued.

I'm in the middle of my first rehab, and trust me, no matter how well you plan, unexpected issues will come up.Maybe get your foot in the door doing something other than flipping a house to begin with.
