For example: If you're looking at a ranch style 3bd/2.5ba 1500 sqft built in 1950 listed for 160K that needs reno - find properties that are the same style of house, size (+/- sqft), bedrooms, baths etc., etc. that on on the market.

I've got one of those for myself, but I like the above as it just keeps me in check when free styling on a call, and I can walk alway knowing the verbal offer I agreed to is good if the seller was truthful about property condition and rents.Hope that helps a little.

If it is a vacation rental and its on the water you may want to consider log cabin style siding for it - could really make it pop - perhaps vinyl may be the way to go as specified earlier - it would last long with virtually zero maintenance though it costs a little more up front

They're also great networking opportunities, though their different styles (SSIC meetings are big with lots of active networking beforehand, for example) may mean one is a better fit for your personality type and what you're trying to accomplish e.g. learning, finding a mentor, finding like-minded individuals, finding good contractors.
