Study commercial real estate so you at minimum have an idea of what you want to do, find a market, talk to brokers, talk to property managers, talk to lenders.

Might be good to do research on how much it is locally to maintain that type of tub like fixing cracks, touching up chips etc...Porcelain cost more but lasts longer but can need glazing from time time as well so research that to locally for longer term care.
