If you're looking strictly for cash flow, though, it can be tough.

But on the other hand I haven't done as good a job in managing e.g. making cleaning checklists and photos and establishing a list of routine management tasks for her- it's been more reactive management. 

(Note that Berkeley is a very strict rent controlled area, so I don't that I'll be able to raise the rent more than 5-10%/year.)

Depending on how strict your area is on codes and permits, I'd be very careful.  

It's also generally true that you 'get what you pay for' so don't go strictly by price when considering a prospective contractor.  

Also, they are really strict about cracked concrete on driveways and sidewalks.I am almost tempted to not buy in Redford because they are such a pain...

Also you have access to MLS so you are strictly looking for off market deals correct? 

Just wondering if there are any opportunities to start a business that supports investors (ie. phone answering service strictly for investors, business that connects investors with on demand home inspectors/contractors for rehab estimates before purchasing, direct mail marketing, etc).I'm just one of those people who enjoy this topic and I am selling my current business.
