With cars being in demand, I'm hoping I can get some trade-in value and that this new car would hopefully last me another 10+ years.I don't want to add a monthly car payment to my budget, and I have enough reserves to buy in cash and not be wiped out - but it would still be a decent chunk for me. 

I just completed a Cash Out Refi on the California property and now have 200,000$ Liquid cash, as well as additional 50000K liquid cash for reserves/emergency funds etc.

Do this in a positive way, I am sorry I thought we had gone over the move out times and need to reserve the elevator. 

Many are good at the first; few are good at the second.Buy one, manage it, keep some cash in reserve.

Confirm your lender and closing attorney have everything they need so there are no last minute surprises.

How do you confirm each of the assumptions made by roofstock?      

@Alex Soto sub 1k properties use a higher % for reserves.

If you want to keep relatively close, the east bay could be a good market for MFR investing (considering your reserves).
