I suspect you are dealing with a seasoned landlord/investor who may be ahead of you on the reality of the deal, but sounds motivated.

When talking with motivated sellers I think it's great to have this list in front of you so you can easily determine which strategy would best fit the deal and create a win/win for everyone.
