A list of creative RE strategies... Can you add to it?

I thought it would be great to start a thread that lays out all the creative strategies that an investor can employ in their real estate business. Here's a list I started. So far I have 22. When talking with motivated sellers I think it's great to have this list in front of you so you can easily determine which strategy would best fit the deal and create a win/win for everyone. There's definately LOTS of room for creativity in this business! Can you think of any strategies to add to this list?

1. Fix and hold
2. Fix and flip
3. Rental property takeover
4. Contract Assignment
5. Wholesale w/double escrow
6. Sub2 to LO
7. Sub2 to retail
8. Sub2 w/seller as Equity Partner (Seller holds a 2nd mortgage until flipped)
9. Sandwich LO - Staying inbetween
10. Wholesale LO - Being the minister marrying the seller and tenant/buyer
11. Owner finance to LO
12. Owner finance to rental
13. Land Contract/Contract for Deed
14. Option
15. Flex Option
16. Short Sale
17. Realtor Referral
18. Wraps
19. Syndication
20. 1031 Exchange
21. Buy cash and sell using owner financing. Optional: Sell the note you created after it’s seasoned a year or two.
22. Buy distressed note, do cash for keys, then flip house.
