I am in the process of buying a piece of land located in Southern California.

Since I am in Canada, I had my wife pay from a Canadian bank, which would take 4 business days to process.

I am self employed and try to minimize my W2 income. 

Many are not and the process to do so is tedious and may not result in a positive outcome. 

This strategy provides flexibility and can be used to control a property with minimal upfront costs.Before diving into any specific strategy, it's crucial to thoroughly research and understand the local market, regulations, and potential risks associated with each approach.

After you have lived there for 12 months get an approval to build or buy another 2-4 unit home to start the process all over again.There are some tips and tricks to speed up the process to ensure you can buy or build another 2-4 unit. 

They like this because they know buyer broker is helping the buyer understand the process, find a commercial retail attorney, help line up financing with capital markets, etc. 

But thinking about the BRRRR process.

The minimal research I’ve done seems to point to building being cheaper than buying in my area.Does anyone have experience building these and could you share what to look out for, cost/sqft to build, etc Thanks!
