Mini-Flex Space Development

Hey Everyone,

I am looking into the development of flex space (warehouse with a small office space). The model fascinates me and the numbers seem good. Has anyone ever developed one of these types of spaces?

My hope would be to buy land big enough to put 30-40k sqft on but build a 10,000 sqft building to start that can be split in as little as 2,000 sqft sections. As I fill up I can expand on the land. Doing the due diligence on rental rates wont be an issue for me but I’m not a developer. The minimal research I’ve done seems to point to building being cheaper than buying in my area.

Does anyone have experience building these and could you share what to look out for, cost/sqft to build, etc Thanks!

I have done a couple like this and as Greg said the hard part is guessing what your future tenant will need. (# and size of offices, bathrooms,doors, windows, floor drains, lights, truck docks).

If you make an educated guess you will likely still be tearing out or changing brand new walls and concrete, but if you leave it incomplete it is harder to rent.

Plan on some extra expense for those tenant improvements.

This guy is selling a course teaching people how to do flex space development. Thoughts?
