It's interesting that the DOJ says they want to protect the consumer, but the action they are taking will lead to mandatory buyer agency agreements and will likely lead to a rise in cost to the consumer.

I'm trying to decide between renting the basement as a long term rental (and figure out something with the yard and utilities), do a short term rental like Airbnb or Furnished finders and give upstairs a utility credit, or leave it up to the current tenants to sublet it on Airbnb or find another roommate (so I don't get calls about tenant disputes since they will have chosen them).

As a broker, I'm always trying to find the best deal for the specific client and property.If you are looking for local private money lenders, your local real estate investment groups might have some leads for you as well.Most institutional private lenders are going to need an appraisal/valuation of the property, and permits to be issued for the construction of the building (if your area requires it).
