@Chris MasonI think it has to with poor training from the lenders, In my brief experience the underwriters don't understand the product and ask for typical docs when its not required by the loan guidelines.Also staff levels are so low with the non qm and experience levels.

I've seen their profit margins, and even with their 20% management commission they actually don't have large profit margins managing them because they have a ton of staff for cleaning, maintenance, sales, support, etc. all in-house, and then they spend a ridiculous amount on advertising and marketing so that they get more from direct sales on their own website with that than from Airbnb, Vrbo, and Booking.com combined.Just curious about opinions on here - do you think Property Managers way over-charge, or don't actually save enough work to be worth it, or do you just trust your own ability to set the right pricing and market it the right way, and maintain or find a maintainer more than you trust a local property manager to do this?

The equipment tends to wear down fast from new to old so you have to constantly put new capital into the business.You need proper ceiling height which is generally 10 ft or higher if using weapons especially doing forms with a bow or 3 section staff.
