In my dads best year he sold 800 plus properties all on seller carry back just like what your talking about. he would buy them at tax sale for 50 to maybe 300 a parcel.. .sell for 990 to 5k each..

If they are all on separate parcels and could be sold individually then that approach should be fine.It might not hurt to call a local appraiser that may be familiar with the area and see how they might look at the property.

@Francis Rusnak Just food for thought. $75 rental gain x 4 units = $300 a month. 300 x 12 =$3,600 annual.$3,600/ $10,000 = 36% return on your investment to bump rents.
