I have a pretty good idea, but I'm still not to a point where I feel I'm ready to dive in just yet.

It seems the only options are 8-plex in shady neighborhoods or you need deep pockets for 40-unit+ apartment complexes and up.

I have been in deep study on podcasts/bp forums the last few months and am starting to see the huge opportunity to supplement my income.  

My long term goal is to be a landlord so why not dive into it.

Dive into the Podcasts they are excellent.

So you are looking at extensively cleaning and resealing ALL your surfaces in the place, maybe even replacing some areas of subfloor if it is that deep and bad enough.

My present day job has trained me quite well to read people and their level of truthfulness.If some of the property is where I believe it is, the land should be fairly valuable and if a couple of the restaurants are what I believe they are, they have been in place for years and one of them is somewhat of an institution in town due to it's age...think a diners, drive-ins and dives type of place you'd see on the Food Network. 

AND you don't have to try and explain the difference to every potential customer.I actually have been seriously considering that but not diving into being a full time realtor and using it for the extra knowledge and tax benefits it can offer.
