anything multifamily and 10 cap is getting difficult outside of terrible neighborhoods. 

That's unfortunate your only difficult time was with an agent.

Couple thoughts I have is get your phone bill and all other bills on autopay so you don’t have to worry about missing one ever again and to make sure the money is there consider keep a minimum balance in your account never let it dip below say 3 grand so you know money will be there.

However, in 2017 there was a huge influx of new house flippers (mostly inexperienced), so getting a house at a price that would allow a really good profit was very difficult.

I'm wondering if I were to purchase it in my name, would it be difficult to get a "cash-out refinance" for (80% loan to value for 56k) that is used in BRRRR strategies and then quit-claim it into this LLC?

I guess that brings us back to the original point of this thread; finding an agent that actually truly understands us is difficult.

Buy and holds are extremely difficult here but the market for flipping is still pretty good.

Until you have a clear idea of the direction you want to go, it will be difficult to find the right mentor to guide you.

I can agree that finding comps for a triplex would be much more difficult than SFRs in the same area.  

I am wondering whether it is better to save up cash  (will take longer to do) to use toward a down payment or use equity in my primary residence for the down payment, then take out a 2nd mortgage to finance the balance on my investment property.
