@Stephen SpearmanState law in SC (according to my PM) is that the tenant can deny entry, even with proper notification, in a declared state health emergency.

Tenants with CMHA vouchers are not going to have the best credit scores, but you need to check court records to see if they have had any evictions or are felons.

My list, that should be coming today, is actually being compiled by the clerk of court in my county.

It might not be that much but a small court fee!

The downside of working a full time job is that I don't have the time so much to visit the court house and research owners and liens on properties.  

If you have strong tenant screening, the tenant-friendly laws/courts should be less of a down-side. 

I recently went to my county Probate Court clerks office and ask for a list of probates in the county and they looked at me as if I was from a different planet.

I had a problem with Verizon & they did almost nothing to untangle it.I took them to small claims court.
