I was speaking to the question in the title and stating that you can transfer title into the llc name at any point it won't matter to the bank. 

Should they open a traditional IRA and do a IRA to ROTH IRA transfer to avoid running into this scenario now or in the near future?

@Joe Splitrock Thanks - I send them an email stating to transfer the utilities and needs renters insurance before moving in the items.

Make sure you do a walk through after they have moved out and before the money is transferred over. 

However, being it will have to be in her name, I think you’ll only be able to do “gentle-womans” agreement to get your profits and ultimately transfer the home to you when all is said and done. 

Also if you do find a lender that will allow the property into your corporation name make sure that you ask if they are holding the loan or if it will be sold/transferred to another lender.
