I would write down principal, I'd ask if that included taxes, "does that include insurance", do you have an HOA, is there a second loan on the house, a HELOC or any unpaid child support liens, and then I would say, very casually "about how much will it take to bring the house current?

I remember reading on BP a few years ago that parts of MA had something similar about an eviction stay during the winter months.Of course, the whole state of NY now has an option for a 12 month eviction stay due to "tenant hardship" which includes personal responsibilities such as child care.

You can't go after their Public assistance payments, Health and disability insurance payments, Worker's compensation, social security, veterans and unemployment benefits.As for Tax Refunds I believe in Connecticut you can only do that for Child Support and even that its a jump through hoops for getting on that.

I don't regret all the life-consuming work I put into single family homes and property management because it was how I HAD to get started (ZERO $ CAPITAL and total care responsibility for our long awaited newborn daughter back in 1998)IF I had the capital back then, I probably would have done maybe 2 rehabs / rentals / mgmt. instead of 300.
