Hard to get Financed

I am a newly single dad going through a divorce. I started a new job 4 months ago that pays heavily on commission. I do quite well but because I don't have 2 years of that commission demonstrated, I can't qualify for more than $100k for a new home (we are selling the current one and going our separate ways). I need help finding financing!! 

I have never missed a mortgage payment and I have been a homeowner for about 8 years. I am only trying to get qualified for $350k. I am in Pennsylvania, trying to buy around the Allentown/Bethlehem market. 

I could probably afford a $10k - $20k down payment, though ideally, I would use my VA loan entitlement and use the proceeds of the house sale to pay down debt and fund some repairs.

Does anyone have any suggestions? I need to find something suitable for my kids and I've tried two different lenders now to no avail. It's tough out here!

Hey Sam,

It sounds like you would be living in it. Have you thought about an FHA loan or am I wrong in assuming you would be staying there? I would also go to your local REIA if there is one, I can usually find a good amount of lenders there, and I have found they have better rates when I have a good convo with them in person.
