Check your local laws. Ask a lawyer to very sure. Collecting judgments are different in almost every county. For example, in Lubbock County, Texas, when you receive the judgment, you can record this with the county Clerk and Recorder. Then you can pursue other options.

Of note, my father who is my primary mentor and been in the real estate business all of his adult life, always recommended to me to cut your loses and move on. It is now worth the time and money you spend TRYING to collect. They may have no money. It may take months or longer. Many of the methods for collecting will cost you money. The list goes on and on.

Move on, re-rent, and make deposits. Then take some time to be with the family.
