There are some expenses (mostly noncash items) that can be added back to your income - depreciation is the most common/well-known.If you have strong revenue and are reporting a lot of expenses to reduce your taxable income, a bank statement loan may be a good option for you.

A FORMAL loan Mod done 9-16-2020 (But NOT recorded until 6-9-2022) reduced their rate to 3.375% to be REAMORTIZED over 360 Months.Looks like HUD took back a SUBORDINATE 2nd lien in the amount of $101,500 dated 9-16-2020 (Recorded 6-9-2022 at the same time as the Loan MOD was formally recorded)BUT they fell behind AGAIN so then another Loan Mod was done on 4-14-22 (recorded 7-15-2022) which reduced the Interest Rate lower to 3.125% to be REAMORIZED again over 360 Months.

Contrary to popular opinion, I don't see us going back to yesterday's rate environment, and I'm not anticipating being able to obtain investment property financing at sub 6% at any time in the near future without heavy buydowns. 5-7% is the historical norm for mortgage rates - it's not like 7% for an investment property is outrageous or shocking, and this is the ballpark I use to underwrite my deals.
