I agree that the best thing is not to spend $250K on a reno and try to collect $2600 or more in rent.Years ago we decided not to live or do rentals in Ridgewood due to the lack of subway service to Manhattan.

Will spending $$ to expand it and keep it as a MHP qualify?

In this case, I thought it would be best to begin looking for better way to utilize the $800/mo I'm spending for rent and look to move into a property.

The clerk of court couldn't really tell me what I need to do to get the money released to me (other than a judge had to release it) and suggested I hire an attorney but I don't want to spend the money I am owed to pay attorney fees, especially if it's something I can do myself.

The wall would need to come down and be put back up costing me around $8k, which I don't want to spend.

Both will allow me to spend more time with my family and have the financial freedom so many dream about.

I know there are people who manage remotely, but I find most investors do not want to spend their time managing tenants and headaches.

Wholesaling is not easy and to have any success with it you need to either spend a lot of time or a lot of money or both. 

But... you're going to have to spend a good chuck of cash in order to get results.
