Know the timeline from when the initial NOD was filed therefore you can have a good handle on the urgency and relay that appropriately and very very important...........DelicatelyBe ready for some to not be talkative but more so insistent that you may have in some way offended them by simply mailing a letter or calling. ( shocker i know but its the reality of it ) weed through those you cannot help and focus on the ones with potential. and you should be fine in the long run. if you have never had any conversations with people about selling their home freshen up you will hear all kinds of things and some that will want you to come buy it cash on a friday when their home is up for auction on monday though they have had your marketing since the beginning.

He says not to send any more email reminders or late fee notices but just record all the corrospondence with him and not renew his lease which expires end of June.This month he sends a " hey you can expect rent this Friday" Mail on 5th when he rent is due and no rent today as well.I am worried if this guy will make more mess and not leave the property.Pls advise.

I ended up deciding to give them a 5 day notice to: pay the remainder of the rent, get the water turned on and get the gas turned on. 5 days is up this Friday, if they haven't gotten those three things done by then I'll be sending them their 30 day termination notice.

I have a tenant who is moving out this Friday and It has came to my attention that the tenant has had a dog in my property when the lease specifically states that I do not allow pets because Im am allergic to dogs and because I just did a complete remodel on this property before the tenant moved in last year.

If a guy pulls up with a budwieser sticker in his beat up old truck, I'm going to assume he gets lit on fridays and isn't going to treat my place well. - Forward progress in Life - Personally, I want people who will stay 2 to 4 years at a rent that makes sense and then move out so I can increase the rents and do any revitalization work that needs doing or repairs required that went unreported during their tenancy.
