Closing my first SFR
Very excited. Just got the closing date and will be doing the final walkthrough this week before closing Friday. I've literally been talking about REI for more than a decade but something always came up. I missed the Airbnb boom, the sky high appreciations, and other big deals. But, I'm finally getting my 1st place, a small 2 bedroom right in my city. It's gonna be a little bit to get it painted etc before I can rent it but I've learned so much this time that I feel like the next time will be a lot easier to navigate. Met my realtor through BP, probably wouldn't have happened otherwise, thanks @Jeffrey Tonkin!

@Tim Griffiths Congratulations Tim! I posted 2 units for rent Saturday at 11pm and by Sunday at 8pm had 10 inquiries with applications in hand. And this was just a text listing, no pictures as we’re renovating both units.
I’m sure as soon as your house is ready to rent you’ll have a slew of applications. Summer is the best time to rent your property.
If you’re on the fence about painting it yourself buy good quality angled brushes about 1.5” wide for the cutting in and good quality medium nap rollers and it’s a piece of cake. And of course good quality paint. And drop cloths to protect the floors. They sell a big box of the plastic ones for not too much at the box stores. If you plan on building a portfolio of properties painting yourself sometimes will save you a ton of money until you get bigger and more money!
