gonna update the property slowly but surely but i’m wondering something. would it be easier to find a handyman to put in my sink or a licensed plumber?

I chose to put 10% of the gross rent in there. 

After repairs are complete, you put a tenant in the property with a one-year lease.

The owner doesn't have the bandwidth to finish the renovation and has put it up for sale as-is, asking $2.5 million. 

Let's face the facts: some people don't want to put in the effort to make their home look updated.

Keep it clean, maybe seed if it needs it (sod is expensive), and put in a few low maintenance bushes.

Fast forward a few months, and they have non-paying tenants who are wrecking the place, and a MIA property manager who (understandably) won't put in the ENORMOUS amount of effort required to manage a property in a C or D area for a small-time client from another state.

If you don't then you might want to just coast or even convert your equity into even more passive investments like syndications or partnering with investors who want to put in the work but need capital partners (like me!).

Michael, outside of putting money down and doing Section 8, I will also be doing Rent to Own program as well.
