Walls are yellow from smoke , grease all over oven . ( trash it ) I set off 6 bug bombs , tomorrow I will bleach the entire house and set up a heater to get the building hot enough to kill the bed bugs .  

I'm running all new plumbing, new bath, and installing central air.

DFW is seriously hot while Tulsa seems stable with some possible decline coming if the oil price mess continues.

Water is not separated just separate hot water heaters, so water would be a landlord bill.

No hot water, stove not working, no heat, broken windows, door locks not working, loose railing, no lighting in common areas, garbage not in dumpster, no smoke/co2 detectors, etc. anyway that has been our experience. 

@Sean DUpdate NY’s next big hot spot is Syracuse.

I would make certain it has a pool or at the least a hot tub or room to build one.
