@Deion Moore vacancy of 5% is saying your tenants will stay 20 months before turnover. I use 8%. Capex and repairs should be 15% combined. Insurance seems low. Taxes are wrong. I can see $200 PER MONTH NOT $20. Water is not separated just separate hot water heaters, so water would be a landlord bill. What is misc? Is that for groundskeeping?
