Do you all recommend using the bonus depreciation status and cost segregation study for multi families or single families if yes why and if not then why?

@Paul Coleman keep in mind some property types will produce more bonus depreciation than others.

For the sake of a standard, let's say we're rating on a long term B & H strategy, looking for cash flow/equity build, any appreciation is a bonus. 

If you can get them to actively mentor, that would be bonus. 

It seems that with bonus depreciation decreasing in the coming years that cost segregation may be a thing of the past.  

We normally do free lot rent then $10 per occupied pad per month then incentive type bonuses on top of that.

There’s going to be a big shift soon as many angel investors are moving into the real estate space (even the founder of Uber) as they notice how outdated the entire industry.Some boutique modern brokers are removing Commission Only and moving to base salary, bonuses with 401k and PTO. 

It gives a welcoming bonus for sure. 

The low property taxes are HUGE bonus and will drive your pro forma.

It does work to get the appraiser on the side of being willing to change the report, though.The appraiser might not want to hear it, so you could get another appraisal yourself and present that to the lender.I hope that gives you some idea on how to proceed, based on the facts you provided.Oh, and if you want bonus points, I would not contact the appraiser directly.
