Investing and receiving Depreciation benefits of real estate to offset k1.

Good Afternoon, 

I am a local Real Estate agent and owner of a Small Real Estate Brokerage in Thousand Oaks CA.  I have bought and sold real estate for the last 13 years.  I Have been very successful in my industry and now looking to invest some of the money back into Real Estate investments.   My goal would be to find the best properties or syndications to get into to help offset K1 income via Depreciation.  Looking forward to building a passive income strategy for the future.

@Paul Coleman as you know it's very difficult to cash flow on California homes.  If you're looking for a large depreciation, then that would be multi-family and Cost Segregation.  However, again its difficult to find cash flowing properties.  I hate to say it, but out of state might be your best bet.  If you want to stay in California, then check out Big Bear, or other resorts to do Airbnb.
