Mostly looking in and around downtown in B - C class neighborhood. 

There are plenty of deals with large Cash on Cash returns in Baltimore, just depends on how far down the A/B/C neighborhood quality spectrum you want to go.

Could you add ductless A/C?

Will this lower the ARV b/c there are less bedrooms?

Since this is a high C class area the rehabs people use are low end.

If it is a C to D location then owning it might be a negative and instead have a fluid lease where when a better location opens up were you could drive many more sales you move there to lease or try to buy the real estate.It's all situational.

I generally dislike the bunk beds look b/c it looks like you're purposely crowding people in for more money.

Especially with so much of the Class C product being repositioned/renovated to a solid B or B+ class property.About 5 years ago we started to see more and more people use apps like Zillow, Hotpads, Tulia, etc.
