Any sane adult should know there are dangers to riding a horse, drinking and climbing into a hottub, walking on a wet tiled floor, and eating hotdogs.It's a sad world we live in where personal responsibility has been disposed of.

If it was done in a wet/winter month you may be able to get a passing perc if it were redone in the summer/dryer months.

If it's your first rental you might want to consider partnering with an expert to get your feet wet with the experience. 

I am looking to buy a few cheap liens to get my feet wet and possibly get a good return on a few hundred dollars.

We aren't looking to do anything fancy, we want to get our feet wet, purchase and own a property and get exposure to being landlords and learn from there.Please critique and give feedback!

The floor guy I work with  reccomends putting a wet paper towel on the floor and when you take it off if scratches aren't easily visible a buff and recoat will work otherwise you are stuck with refinishing. 

Carpet was actually wet.

You're not using it for what it's built for as a landlord.For the one vehicle solution to hauling family and junk around + doing some handiwork on the side and hauling stuff around while not getting it wet, unfortunately for the style-minded, a minivan is by far the most efficient way to go.  

We overvalued a lot of the rehab portion of it as well to make sure we have a good "slush" fund for costs.Been an agent for a while and have been wanting to get my feet wet with flips and this deal fell into our laps and couldn't pass it up.

Probably won't be until the summer of next year, but I'd like to get my feet wet with researching/breaking down deals on my own.
