1st fix and flip

Investment Info:

Single-family residence fix & flip investment in Flora.

Purchase price: $125,000
Cash invested: $30,000

My first fix and flip with my business partner. Purchased at 125k and ARV (or resale value) is around 260k. Should take about 2-3 months of repairs.

Congrats on your first deal! Numbers sound strong.

I'm sure you've already heard this but in case not I want to prepare you - This project will take you much longer than you anticipate, and it will cost you much more than you expect. Especially with this being your first deal.

If you're budgeting for $30,000 and 3 months, I'd plan for $45,000 and 6 months.
