I can get #10 business envelop with return address and unique shipping address for .08 cents each (minimum 1000, all of them are)a folded 8.5x11" black and white letter for .08 cents each4x6", two sided, black and white post card printed for .24 centsWith this system, I'm stuck stuffing and stamping the letters, and stamping the post cards. 

Without having the actual address I can only give you basic opinions.

They trust you as a person, relative, etc.

It has a Gary mailing address, but there's a different school system and the values of real estate are higher than those inside of Gary city limits.

I would suggest several things:Don't trust applicants.

There isn't enough information to give a solid answer but consider the options of the family member lending you the money and putting a Deed of Trust against the property the same way a bank would.

The beauty of seller financing, is it's easy to have a conversation with them after you build trust by making on time payments.

trust me a year or more will go by while you are paying your student loans off and you will think to yourself "damn I wish I would have bought that 4-plex 2 years ago".

Consistency is key, you might need to mail someone 5+ times before you get a call, so if you have theoretically $600 for mailings, use $100 six times to the same addresses.
