ive looked a little in that area but not studied that market enough, ill defiantly look more in that area!

Anyone can get hit by a truck or go to jail or die of a heart attack and fail to hold up their end of the lease. should we terminate leases with people who are ill because they might die?

I am happy to make an offer of the last listing price.Options I have considered are as follows, and I would appreciate any feedback (even telling me I am foolish, ill-informed, etc.) and/or new suggestions:- Sending a kind card with a plea for the seller to consider selling to me yielded no responses.- Paying the delinquent property taxes, which I believe would give me a tax lien on the property. 

All of the cray-cray, unreasonable tenants I have had were inherited. 15% of the population has a personality disorder and 5% has a diagnosable mental illness you're bound to get stuck with one at some point and Life.Is.To.Short to deal with that BS when I don't have to.

@nathan im already under contract for my house just waiting to close in october. ive been on my own renting for 7 years . im going to rent a room or 2 out to some buddies that i have been previosly living with . if i do it right ill have no mortgage just have to pay utilities

I have to clean it up a lot, but the potential is high, After running the numbers Ill put about $53k total into and it should sell for $85k.

looking at my first one and I'm trying to see how much cash ill need to have for the first one.and second, can you explain to me how you do owner financing when doing these same deals?
