Finally!

Ive been searching for about 6 months now for my first purely investment deal. Ive come very close a few times, but it looks like Im finally there. I found a 3/1 SFR that has great "bones" in a cute little neighborhood. When you walk inside, thats when the nightmare begins. It appears that the last owners wanted to fix and flip it but ran out of cash about halfway there. I have to clean it up a lot, but the potential is high, After running the numbers Ill put about $53k total into and it should sell for $85k. That leaves a lot of wiggle room in case I need to lower the price also if I cant sell it Ill be able to rent it without losing my shirt. So, I have the property. I have the exit strategies. Im feeling good. Ill keep sharing as this process continues and see what I learn.
