If you're just starting and don't have time to deal with a lot of potential issues, turnkey is a great way to get the ball rolling.

If that's an issue then that may get the sellers to do what you want. 

Be up front with them about the issues and see if you can make a deal.

The 2021 cap rate at that price was 3.5% though I expect lower now with issues and current expenses.

I just spoke with Steve Lansbury VP of underwriting at Freddie Mac last Thursday at the MFE conference in Vegas and he said that they no longer have issues with STRs as long as it's under 10% of total units and that they would be willing to discuss it on a case by case basis. 

So, also yes, affordability is a real issue for a lot of people. 

Better to lose some rent than to have a significant issue with a tenant that would have the protections of a long term renter.   

As long as you're doing longterm leases and you vett tenants well, HOA shouldn't be an issue.

Every time I rent to individuals less than that there are delinquent payment issues.
