I come from a family that is a strict get a 9-5 with benefits work 30 or 40 years and then retire and everyone worries about how much money everyone else makes compared to them. 

I have two properties in an LLC and use a joint checking account with my business partner where we deposit rent and pay mortgages out of (no personal spending or other activity goes through this account it has strictly been used for business since we opened it three years ago).  

For the past 12 or so years have been doing strictly kitchen and bathroom remodels.

This would strictly be a cash flow game for me.

However, I'm also not ruling out the thought of refinancing back into a 30 yr strictly for cash flow purposes. 

Colorado especially has strict HOA laws, I doubt this is predatory.

@Gavin Estenssoro not to be the bearer of bad news but you won't be successful on the refi out without a w2 or some form of income unless it's strictly a commercial deal and SFR don't typically fall into that space.

Looks like it can go either way; I decided to reject this one because of the type of house (targets high income families) and will stick strictly with non smokers.
