Again this is very motivated seller to the point he has marketed the property and offered me to contacts for potential tenants, if it would speed up the process. 

I'm not real up to speed on the partnership set up, but have done a few in the past.

Speed is definitely a key in a strong market!  

For one, it would take a lot of time to get somebody up to speed if you are starting with a blank slate.
