Can anybody tell me what sort of cap rate investors are looking for in this market in Southern California?

I know its a rough market to get involved in real estate, especially in southern California, but I'm hopeful that I'll be able to find a place in or near Ventura County for my fiance and I to buy, fix up, live in and rent out the other rooms/units as a first step in the journey. 

Said another way, in the path of growth.Reduced or low competition from local homebuilders or major national homebuilders.Neighbors who are open to development adjacent to their neighborhood.Good road access.I don't know if I have it anymore, but I used to have a checklist that was put together by a company called Lewis Homes here in Southern California.

My husband is going to be medically retiring from the military soon so we’ve decided to sell our Southern California home and head somewhere that our dollars would go little farther.

It seems San Diego, Orange county, southern CA area and parts of the western US is experiencing a number of commercial tenants collapse or near bankruptcy such Fresh and Easy, Sport Authority, Sport Chalet, Toys-R-US and more it's getting ugly for some commercial investors.
