I had many friends who were in Dental, Medical, Law, or Pharmacy school who lived in Pigtown.

People who have good income (baring unfortunate thing like divorce or medical bills) typically are responsible and have decent credit scores.

I currently work in medical IT and have been in the IT field for many years.   

I found BP about 18 months ago and I was very turned on by them and have been learning 8 to 10 hours a day (7 days a week) while I medically recover.  

I am comfortable taking a slower path as I enjoy my day job.

On rare occasion we will renew a lease for a one year term for an excellent tenant who has a reason - for example, a couple of years ago one of our great tenants in medical school needed to show a signed one year lease to qualify for their residency - but for the most part I want the option to be done with them whenever I want, and I want them to be free to move whenever they decide they'd rather live somewhere else or under someone else's rules. 

Getting things moving along a little slower than I'd like, but making progress nonetheless.  

I also believe in this market the seller could get better values selling each property piece by piece but some may have medical, legal, retirement, ect other items occurring in their life that requires them to sell all in one go.

I don't know how old you are, but if it were me, I would get into the medical care field as some kind of licensed professional.
