We could theoretically go much higher if we weren't handling the maintenance, but the nature of maintenance in properties like these is that I ALWAYS have to be available, and when the hammer comes down I have to be able to devote many hours to a problem at once, often at a moment's notice.

The most important take away I can gleen from your story above is to take a moment to finish your current deal and collect your lessons learned after you refinance and during your project.The most important one for next till be on how to value properties whether its 1-4 unit or 5+ unit, office, single tenant commercial, mobile homes/parks, etc so you dont get stuck in this appraisal issue post or interim rehab and not being able to get all of your money back out post rehab.This is the area most investors get stuck on is the valuation and post rehab with BRRR's.Hopefully that helps.

The extra 2-3 weeks extra is not the end of the world and when it is sold we won't care, but it is one of those things that in the moment you get bogged down with.There were some reasons for this that were outside of our control, but we can certainly get better at planning for:this house was purchased sight unseen and the cleanout was more expansive and took longer than anticipatedFor 6 weeks from the beginning of April through beginning of May it rained 27 out of 30 days around here which delayed the outside work getting done.There were unanticipated issues that arose at other projects that are in various stages of construction and in rentals we hold in our portfolio.
