For many RE investors we dont qualify for the PPP loan but many (confirm w your CPA) qualify for SBA Grant ($1k per employee) and EIDL loan ( I did for first round back in March).

In many counties across the country, the waitlist isn't open year-round (so you can't always apply), and even once you do apply and get on the waitlist, the actual wait can be years.  

Maybe you can get away with fixtures and other stuff easy enough to test but be careful.  

Your "big-ticket items" are Roof, HVAC, extensive landscaping (tree work), and hard-surface flooring.

A great existing customer could get away with it to a degree. 

“If I sold, and after closing costs, maybe net $75K (simple round math), how else could I invest that $75K to get a larger return?” 

Numbers get rounded up. 

This is a ticket to entry in most investment scenarios.Option 2: try looking for partners who can invest with you; since you have some cash, you'd want to find other investors who have good credit and hopefully some cash as well.
