@Jaston Robinson we've pushed hard to get seasoning requirements down to 3 months from 6-12 months at most local banks.

My PM has been pushing local rent-assistance programs to her since March.

So far Im ahead of schedule @ 2 properties in the first year and everything still seems to be moving in the right direction.

As-is is the acceptance of the property in an as-is condition, you can broach your agent about renegotiating but be prepared that the seller will push back and decline or you can walk away and he'll keep your deposit money.

This date can be pushed back a little based on construction issues, but I should know with a few weeks prior to its completion.

I'll do a general inspection first and see if the inspector finds anything suspicious regarding termites, and if he does, I'll go ahead and do a termite inspection then.

Meanwhile make sure to keep hating the people in your generation getting ahead of you and buying homes.

This property was my first, I feel like everything went wrong there: 4 flooding, bad tenants, overbudget renos but somehow still came out ahead in an economic recession (given enough time, real estate is very forgiving) so this property taught me a lot about what NOT to do.
