I would suggest making a trip out here to KC and visiting some of the suburbs.

Alabama is nice but the deals don't run like water. 

I have told 2 guys in the past who had nice deals , lets do it , BUT  51% control goes to me , I call the shots .  

The nice thing about a HELOC is you have ready access to cash if you need it, but pay nothing if you don't use it.

@Tiffany Ralston - I use the marketplace and for silver level coverage (80% coinsurance and a doctor visit is like $25 with prescription coverage) it is $500 / mo just for meI don't have any pre-existing conditions and do not take regular medicationIf anyone has a better / cheaper solution I would be open to hearing it 

There is a nearby project that completed a nice mixed use and a few on the market with the same idea.. i'm pretty sure the zoning would allow. the projected sales price is based off a nearby sale in 2016 -  that sold for around 400k per unit. i will do more research on the zoning and check and double check what can be built and get my numbers right... but then what.. i know the project will make money... my issue is how to fund it and move fwd 

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

It has an RV area with septic on the property, which is nice.

It is a seller market, it is hard to find a nice place.

I was looking in Norwich because I've done some research and saw that it is one of the cities in CT that is appreciating in value at a pretty nice pace.
