Building an Indianapolis Team...but are the deals there?
Hi all!
I've ben investing in Cleveland-area and Alabama. There, I'm finding many opportunities for SFR's and small MFR where I can achieve 10%+ COC returns via primarily a buy and hold strategy, small rehabs if needed.
Alabama is nice but the deals don't run like water. Cleveland is nice but holy batman those taxes! I've heard great things about Indianapolis so I'm looking there now!
My question is...have I already missed the boat? I worry that purchasing now would be a minimal cash flow pure appreciation play. Are there still 10%+ deals still out there? In Cleveland area, even the B-/C+ grades, it's not hard to find. I love that! I'd love that same climate elsewhere. If indianapolis is over, where would you recommend? I've sent team members to check out KC and Memphis so those are covered.

The deals all went to Anderson IN but are scheduled to return
on April 16th.
